“How much per square meter?” is usually the first question — and the least useful one, because a facade price is set by five drivers, only one of which is the material itself. Understanding them explains why two quotes for the same elevation can differ by multiples, and why material-only comparisons mislead.
1 — Material and molds
GRC and cast stone are mold-bound: every profile needs tooling, amortized over the order, with minimum quantities. That penalizes exactly the projects Egyptian villas tend to be — varied, non-repeating, detail-rich elevations. CNC-cut systems carry no mold cost: a one-off keystone prices like a repeated one.
2 — Weight, and what it drags with it
Heavy cladding needs a steel or aluminum sub-frame, anchors engineered per panel, and often structural allowance in the building itself. At ~35–55 kg/m² (GRC) or ~80–95 kg/m² (stone), those costs are unavoidable. At 3–8 kg/m², coated EPS bonds directly to masonry or concrete with adhesive and pins — the sub-frame line simply disappears from the bill.
3 — Plant and site logistics
Crane days are expensive and disruptive, and both GRC and stone need them. Hand-set systems keep installation to a small crew with scaffolding — you can estimate the difference for your own elevation with the weight and install-time calculators.
4 — Program
Time is a cost line too: lead time on molds (6–12+ weeks for GRC, 10–20+ for stone against 2–6 weeks for CNC-cut EPS), then installation measured in days rather than weeks. On developer projects, earlier handover has a direct financial value.
5 — Finishing and repair
A paint-ready surface off the wall avoids a skim-coat trade. Joints treated with the same acrylic disappear under paint. And repair matters over a building's life: damaged EPS elements are patched with the same factory material on the wall, where a cracked stone unit is usually a replacement.
So what does it come to?
Indexed on total installed cost, with natural stone as the 1.0× baseline, GRC typically lands at ~0.7–0.9× and coated EPS at ~0.3–0.5×.
